Construction has begun on Canvas City Homes, a 10-unit townhome development in St. Petersburg’s growing Warehouse Arts District. The community is under construction on a formerly vacant lot on the 2700 block of 5th Avenue South adjacent to First Mount Pilgrim Evangelical Missionary Baptist Church.
The project was exclusively announced on St. Pete Rising in early 2022 and is being built by Tampa-based Sight Development. Sight is also developing a 13-unit townhome community in south St. Pete’s Coquina Key neighborhood named Coquina Cabanas.
Canvas City Homes will offer two 3-bed 3.5-bath floorplans with either 2,040 or 2,070 square feet of open-concept living space and a two-car garage.
“We have seen lots of interest, and have one unit under contract to date,” says Chase Moore, Director of Sales & Marketing at Sight. “We are still the only new construction townhomes in and around downtown St Pete under $700,000.”
Construction on the first building is underway and is expected to wrap up in 2023.
“As we move into the end of the year and spring buying season, with a building where buyers can walk a unit, they will start to move quickly,” Moore explained.
Each home will be three stories and will feature finishes such as a polished concrete entry, oversized subway tile kitchen backsplash, quartz countertops in the kitchen and baths, dual vanity sinks in the primary baths, and Whirlpool stainless steel appliances. All units will also contain a private yard and a second-floor balcony.
Canvas City Homes will be near several creative anchors of the Warehouse Arts District, including The Factory, Fairgrounds, and ArtsXchange. The area has seen a resurgence of investment with many underutilized industrial buildings transitioning into artist galleries and studio space.
However, big changes are in the works that could further transform the area. The city is planning potentially upzoning a portion of the Warehouse Arts District as part of their upcoming StPete2050 visioning plan.
Additionally, a Complete Streets project is in the works for 5th Avenue South between 22nd Street and 28th Street that could add new bike lanes and pedestrian infrastructure to improve the walkability and bikeability of the area.

]]>Evo, a 23-story, 220-unit apartment tower under construction at 334 2nd Avenue South, has progressed into the preleasing stage.
Miami-based developer American Land Ventures proposed the project in 2016. It replaces a property, since demolished, that housed the controversial Onyx nightclub.
American Land Ventures says Evo is on track to open in early 2023. It broke ground in March 2021 and topped out at 250 feet earlier this year. Coastal Construction is the project’s general contractor.
Evo will feature studio, one-, two- and three-bedroom floorplans.
American Land Ventures, in a project summary, says Evo has been “built to the highest industry standards and will include impressive interior appointments such as custom designer cabinetry, upgraded stainless steel appliances, quartz countertops, porcelain tile, 9- to 10-foot ceilings, oversized sliding glass doors, and open balconies with panoramic water and city skyline views.”
Some of Evo’s community amenities include a 23rd-floor rooftop terrace with sweeping views of downtown St. Pete plus a rooftop gym with Precor Resolute equipment, fitness mirror and Peloton, a treatment room, a dry sauna, showers, and an indoor spa.
Additionally, a 12,000-square-foot pool deck will feature cabanas, firepit, outdoor bar, hot tub, BBQ areas, and more.
Evo also includes more than 13,000 square feet of ground-level retail space. The five retail units, which are currently being marketed by ACRE Commercial, will face 2nd Avenue South and 3rd Street South. Retail tenants have yet to be announced.
Evo’s spacious clubroom will house a large exhibition kitchen, sports bar, and wine room.
Former St. Petersburg Mayor Rick Kriseman, in a statement issued at the time the project broke ground, described Evo as “a wonderful addition to St. Petersburg” that will “provide opportunities for even more residents to live, work and play in our vibrant downtown.”
Demand for the retail units will likely be high, as more than 20,000 people live within one mile of Evo, and the area’s median age being 46. Additionally, Evo boasts a Walk Score of 98, making it a “Walker’s Paradise.”
American Land Ventures also developed the nearby Camden Pier District, but Evo, with its larger and more upscale residential units, is expected to cater to an older and more affluent clientele, with rents ranging from $2,200 to over $4,000 per month.
“Baby boomers, we found, are more likely to want to rent and keep their money in the bank and not have to worry about some of the issues surrounding home ownership,” American Land Ventures President Granville Tracy told the Business Observer newspaper in February 2020. “So, we’re trying to gear our project in St. Petersburg to that market.”

A 33-story apartment building has been proposed for downtown St. Pete on a 0.88-acre site owned by St. Pete-based developer Echelon.
The development is being planned for 235 3rd Street South at the northwest corner of 3rd Avenue South and 3rd Street, which currently consists of a three-story office building and adjacent surface parking lot. The ground floor of the office building was formerly home to the Aveda on 3rd Salon, which recently merged with J.CON Salon & Spa on 4th Street North.
The project is being led by Cody LeClair, Echelon’s Vice President of Development, who is following in his father’s footsteps, Echelon’s President and CEO Darryl LeClair.
“Being born and raised in St. Petersburg, I’ve always wanted to affect the skyline of St. Pete in some way,” Cody LeClair said in a call with St. Pete Rising.
Echelon’s development at 3rd and 3rd offers that opportunity – the tower is expected to reach 375 feet and will be among the tallest buildings in the city. 268 apartments are planned along with over 15,000 square feet of ground floor retail space.
LeClair envisions the retail space containing a mix of local bars and restaurants with potentially some service-based tenants catering to downtown residents. Most of the retail will front 3rd Avenue South with a large two-story end cap retail space fronting 3rd Street.
“We paid particular attention to the retail façade,” said LeClair. “It’s pretty common for retail space to be an afterthought for multi-family developers. Typically retail is only included in multi-family projects because it’s required. Growing up, I spent a lot of time on Central Avenue. So, I wanted the retail design to be something that looked great and wasn’t just an afterthought.”
There are also discussions of beautifying the alley between Echelon’s newly proposed development and American Land Venture’s EVO, which has almost completed construction. LeClair outlined a plan to create a green space of artificial turf near the alley that would provide additional seating for nearby restaurants and a gathering space for the public.
The 268 apartments in the tower will range from studios to large two-story penthouse units on the top floor, which will feature high-end finishes and appliances and will be among the nicest residences in the city.
In addition to the large penthouse units, the building will also contain smaller units at a more attainable rent. For renters looking for a nice community in downtown St. Pete, these units will be a few hundred dollars less expensive than a standard size unit.
Amenities in the building will include an expansive eighth floor amenity deck with an outdoor pool, cabanas, fire pits, and a large TV wall. The tower will also include a gym, community kitchen, resident workspaces, and conference rooms.
The design of the building was important to LeClair. “I really wanted the building to be unique,” he says. “You have to be proud of where you live and I think this is going to be the most attractive building in Downtown St. Pete.”
Designed by Tampa-based Baker Barrios Architects, the architecture features massive angular balconies, modern floor to ceiling windows, and black accents along the parking garage and building base. The building will also be home to several murals or public art pieces.
“These units are going to have massive balconies ranging from 12 to 14 feet wide. It’s basically another living room,” said LeClair. “And the corner units have these beautiful wrap-around balconies.”
The project features a parking garage base with 323 spaces – exceeding the 69 spaces that currently exist on the site. It will also have 286 bicycle parking spaces.
Documents have been filed with the city for site plan review and approval of floor area ratio (FAR) bonuses.
The property is zoned Downtown Center-1 (DC-1) which allows for a base Floor Area Ratio of 3.0 and a maximum FAR of 7.0 with approved bonuses.
The project will have an FAR of 7.0 and is seeking density bonuses by contributing to the city’s Housing Capital Improvements Projects (HCIP) trust fund to aid in the city’s workforce housing efforts, purchasing transfer of development rights (TDRs) from a locally designated landmark or landmark site with available TDRs, and contributing to the city’s infrastructure fund.
Construction is expected to begin in the first quarter of 2023 with an estimated completion in second quarter of 2025.
